Rental Agreement

This Rental Agreement (“Agreement”) is entered into between The Enchanted Fig (“Owner”) and the undersigned renter (“Guest”). By submitting a booking request and/or signing this Agreement, Guest acknowledges and agrees to all terms outlined below.

1. RENTAL OVERVIEW

The Enchanted Fig provides a delivery-only, stationary RV rental experience.
The RV is delivered, set up, and retrieved by Owner and may not be driven, moved, or relocated by Guest at any time.

• RV use is permitted only at a reserved campground or approved private property
  • Roadside use, public street parking, festivals, tailgating, or unauthorized locations are strictly prohibited
  • Guest is fully responsible for securing their campsite or private land permission

2. ELIGIBLE RENTER & ID REQUIREMENTS

• The primary renter must be present for the duration of the stay
  • Third-party bookings are not permitted
  • Government-issued photo ID is required at booking
  • The person listed on this Agreement assumes full responsibility for the RV and all guests or visitors

3. DELIVERY & SERVICE AREA

• Delivery and full setup are included within 75 miles of ZIP code 01585
  • Locations outside this radius require prior approval and an additional delivery fee
  • RV will be delivered leveled, connected where hookups are available, and staged before Guest arrival
  • The RV remains stationary for the entire rental period

4. NIGHTLY RATES & MINIMUM STAYS

• Base nightly rate begins at $345 per night
  • Rates vary based on season, demand, and holidays
  • Two-night minimum for standard bookings
  • Three-night minimum required for holidays and major summer weekends

Rates are clearly displayed during booking.

5. CLEANING FEE

• A mandatory cleaning fee of $175 is charged for every rental
  • This fee covers standard turnover cleaning only

Additional cleaning fees may apply if the RV is returned excessively dirty, including but not limited to:
• Dishes left dirty
• Trash not removed
• Interior mess beyond normal use
• Pet hair or odors exceeding standard cleaning

6. PET POLICY

• Dogs are allowed with prior approval only
  • Pet fee: $75 per stay (flat fee)
  • Maximum: one dog
  • Guest is fully responsible for pet-related damage, stains, odors, or excessive cleaning

7. BOOKING, PAYMENTS & DEPOSIT

• A non-refundable deposit of 30% is required to reserve dates
  • Remaining balance is due prior to delivery (timeline provided during booking)
  • Reservations are subject to a tiered cancellation policy, outlined during booking and in this Agreement
  • Deposits are non-refundable because dates are blocked exclusively for Guest

8. SECURITY HOLD & PAYMENT AUTHORIZATION

• A major credit card is required on file
  • A security hold of $750 will be placed prior to delivery
  • This is not a charge unless damages, violations, or excess cleaning occur
  • Guest authorizes Owner to charge beyond the hold if costs exceed the security amount

9. DAMAGE, INCIDENTALS & LIABILITY

Guest is responsible for:
• Any damage, breakage, or loss during the rental period
• Damage caused by guests, visitors, children, or pets
• Costs exceeding the security hold if applicable

Owner determines repair or replacement costs based on actual expenses and downtime.

10. USE RESTRICTIONS

The following are strictly prohibited:
• Driving or moving the RV
• Unauthorized repairs or modifications
• Roof access
• Open flames or candles inside
• Frying or cooking high-odor foods inside the RV
• Fish cooking inside the RV

Violation may result in immediate termination without refund.

11. CLEANING EXPECTATIONS (GUEST RESPONSIBILITIES)

Guests must return the RV in “broom-clean” condition, including:
• Trash removed and disposed of properly
• Dishes washed and put away
• Toilet wiped down
• Interior surfaces reasonably clean

Failure to comply may result in additional cleaning charges.

12. PROHIBITED ACTIVITIES

• Illegal activity of any kind
  • Unauthorized guests staying overnight
  • Exceeding maximum occupancy
  • Allowing non-listed visitors to use the RV

12A. SMOKING & ODOR POLICY (STRICT ENFORCEMENT)

• Smoking, vaping, or drug use of any kind is strictly prohibited inside the RV
  • Includes cigarettes, cigars, vaping devices, marijuana, or any odor-producing substance

Violation Fees

• Minimum $500 remediation fee for any detected smoke or vape odor
  • Fees may exceed $500 if additional cleaning, deodorization, repairs, or lost bookings occur
  • Campfire smoke does not apply when outdoors only

Guest is fully responsible for violations by any guest or visitor.

13. WEATHER & FORCE MAJEURE

• No refunds are issued for weather conditions
  • Owner reserves the right to delay or cancel delivery if conditions are unsafe
  • Awning use is prohibited during wind, rain, or storms

14. ADD-ON PACKAGES

• Optional add-ons are selected at booking
  • Packages are prepared in advance and are non-refundable
  • Availability is subject to inventory and logistics

15. NON-AFFILIATION DISCLAIMER

• The Enchanted Fig is not affiliated with any campground 
  • Guest is solely responsible for campground rules, fees, and compliance

16. ACKNOWLEDGMENT & AGREEMENT

By checking the box, Guest acknowledges they have read, understood, and agreed to all terms in this Agreement.

Guest accepts full responsibility for the RV during the rental period.
